Spotlight - FRESH ADVERTISING IDEAS

Here are two fresh ideas to kick start response in your advertising:

A long time subscriber always advertises a List of “The Ten Hottest Buys in Our Neighborhood.”  He is capitalizing on the number one rule in advertising: target a specific audience.  Specifics are always more powerful attractors than generalities.  By localizing your offer, the information is far more relevant and valuable to the prospects in your marketplace.

Even small customizations will improve your response.  For instance, the headline “WARNING: Don’t List Your Home Until You Read This!”, can easily be edited to become more attractive simply by adding the target area, such as: “WARNING: Don’t List Your Dade County Home Until You Read This Startling New Information!”   The specific area coupled with the emotional copy simply grabs more attention.

Another direct response idea from a subscriber is to advertise in unique mediums.  He advertises in maps and offers a Relocation Guide. The guide includes a list of homes for sale and useful community-related information such as schools and average price per square foot in various city areas.  He also includes unique city attractions and restaurants.  The key isn’t the information provided, but the unique placement and offer that attracts buyers.  He says he favors this type of buyer because they are highly motivated and typically have drop dead dates by when they must purchase.

The second rule in effective advertising is “your ad must get read to receive response” so where you advertise is just as important as what you advertise.  Because each marketplace is different you must track response.  Keep in mind you are tracking two different types of response; the response received from the content of your ad and the response received by where you advertised.  Newspapers and homes magazines are natural fits, but creative advertising can be some of the most lucrative due to lower competition and cost to advertise.
